6 Reasons Why Roof Inspections are Important

Weathering and Aging

All roofs endure natural weathering and aging, and the consequences are generally evident in the form of tiny openings on the roof surface that lead to water infiltration. Regular roof inspections can help homeowners to plan maintenance on these defects in order to prevent further damage.

Routine Maintenance Damage

Roof damage can arise from technicians executing maintenance on air conditioners and other home systems. A roof inspection will easily reveal the issues and recommend repair like, sealing the mechanical access panels on roofs or cleaning up the debris on your roof.

Storm Damage

Storm damage to your roofs can arise from high winds, hail, and other weather actions that may cause water infiltration and lead to needed roof repairs. You should schedule a roof inspection immediately after such weather episodes to help find leaks and prevent further damage.

Leak Assessment

Leaks following heavy rains are the main trigger for most roof inspections. However, a leak in the roof might just be symptomatic of a serious roof problem such as rotting wood, mold, corrosion, or wet insulation that has been developing for some time. Experienced roof inspectors can conduct a full leak investigation to stop further unseen deterioration.

Stopping the Damage Before It Starts

A leaking roof is not just the first sign of a damaged roof. There could be other structural damage, alongside the leaky roof. Getting regular roof inspections is important for your house because it can help detect the problems on time and stop further damage to your house.

Roof inspectors will be able to find faults in the roof layout and suggest repairs before it may cause moisture damage to your home. Also, when you have regular roof inspections, you will learn what small repairs need to be made to ensure your roof withstands worse weather conditions.

Proper Drainage

Few features are as significant to roof performance as it’s drainage. A water-logged roof increases the chances of leaks and moisture penetration. Regular roof cleaning can help remove objects like leaves, trash, debris from clogging roof drains to ensure proper drainage. When it comes to your roof, out of sight often implies out of mind, which can lead to serious long-term consequences. Prioritizing regular roof inspections can prevent expensive future costs. Also, once you have a thorough roof inspection performed by a professional, you will know what’s wrong with your roof and what sort of repair project is necessary.

WE FOLLOW INDUSTRY'S AND OUR STANDARDS

Our inspections are performed in accordance with NACHI’s Standards of Practice as well as standards of practice set forward by the American Society of Home Inspectors. These two home inspection authorities are the most recognized and respected organizations for home inspectors in North America. The key factor that separates Bay Area Home Inspections from the copy cats is the fact that we have inspected more buildings around San Francisco and the Bay Area than all of the local inspection agencies combined, we have started decades ago as general contractors and roofing contractors, we have been learning hard every day to be the best inspectors money can buy.

We also inspect residential and commercial properties the way we would inspect our own. We understand that many clients have limited-to-none construction experience which is the reason they hire us. We structure the report with HD photos using either our own in-house developed software or customizable software developed by a trusted third-party company. Bay Area Home Inspections’ Inspectors do not go through checklist programs supplied by others, our inspectors write each section of the report unique to the property inspected, we try to use language that is easy to understand for our clients. If you need to have your inspection report compiled using construction language only - just let us know.
